Following a successful collaboration with the developer on a major fit-out in Central London, we were instructed to undertake this second project for them on the south coast.

The project was administered through a Management Contract and involved both external and internal works in a prominent, sea-front location.

The first phase of the project entailed encapsulating the existing steel frame and installing the roof covering system in order to fully weatherproof the building. The second phase was to complete a high-end internal fit-out including provision of MEP services.

We faced a number of site constraints during the first phase of works. Due to a sea life centre being located directly below site demise, we appointed sound monitoring specialists and implemented stringent noise controls in order to ensure the welfare of the animals was maintained.

Furthermore, site security and access had to be carefully planned and negotiated with the local authority, to ensure works could be undertaken safely in such close proximity to roads, public walkways and various commercial and residential premises.

In addition, the requirements for internal design layout and finishes were constantly evolving. As a result, our project team had to take a very proactive and collaborative approach to progressing the works.

Finally, the onset of the Covid pandemic meant further adjustments to programme and site activities.

The second phase of the project, where we moved to the internal fit-out, brought its own set of challenges.

Planning conditions meant we needed to comply with BREEAM “Very Good”, requiring close liaison with the design team, MEP subcontractors and BREEAM assessors. Furthermore, once the design was set, very tight deadlines for delivery were introduced.

We responded by quickly and efficiently upscaling the required skilled labour force to 150 operatives on site, working long hours and weekends over a 5 month period, ensuring the deadlines were achieved.

During this time, our project and site managers had to co-ordinate many trades onsite concurrently, effectively managing the varying lead time requirements of numerous suppliers and subcontractors, ranging from the local network of contacts they had established in the course of the project, to national and international firms.

We are very proud of our achievements on this project.

The finished spaces include bars, meeting rooms, a restaurant, swimming pool with changing area and a terrace overlooking the sea.

As with all our works, we operated in line the Considerate Constructor principles and were regularly assessed by them for compliance during the course of the project.
