Boston Business Park is located in Hanwell, West London, opposite the River Brent. We undertook the refurbishment of three separate industrial units, totalling c. 6000 sq ft.

Our works comprised full strip out back to shell, anti-corrosion roof coatings, new skylights, new toilet block construction, window replacements, new insulated roller shutters, pedestrian doors, new M&E installations throughout followed by complete redecoration across all internal surfaces.

This project presented unique challenges as the former tenant manufactured and stored craft beer with bespoke equipment integrated into the fabric of each unit.

The issues presented varied from drainage runs cut into the warehouse floors to multi room cold stores and mezzanine structures.

Given the complexity of installations, our approach required meticulous planning and consultancy to ensure limited damage to the building fabric during removal and reinstatement processes.

Externally, there was an array of equipment attached to front and rear elevations, removal of these items called for cladding replacement and intelligent plugging of penetrations to provide a cost-effective, quality and consolidated finish.

Internally, we decorated all the roof trusses and accents in a contrasting anthracite grey, which made for an impressive finish.

The flooring required significant remedial work followed by the application of a high-build epoxy floor coating. This resulted in a fresh and appealing look across the space.

Our in-house snagging, due diligence process and attention to detail in the industrial environment continue to set us apart. Overall, we handed over this successful project on time and budget, in line with our client’s expectations.
